Why Sydney LED upgrades cost so little
Lighting is one of the biggest energy loads in commercial premises — often up to 40% of a site’s electricity. Under the ESS, every megawatt-hour your upgrade saves generates Energy Savings Certificates (ESCs) that an accredited provider sells, and that certificate value subsidises your job. LED fittings also use up to 80% less power than the fluorescents and halogens they replace and last many times longer, which is why typical commercial paybacks are measured in months, not years.
What gets upgraded in Sydney businesses
Fluorescent tubes and battens — the classic office, shop and back-of-house upgrade, replaced with LED panels and battens. Downlights — halogen downlights in offices, hospitality and retail fit-outs. Car park, common-area and external lighting — strata basements, stairwells and other long-run-hour areas where efficiency compounds fastest. No longer covered in NSW: the large-scale ESS Commercial Lighting method closed to new work on 31 March 2026, taking high-bay and strip-light upgrades with it — a change plenty of older pages still miss. Is the “free LED light replacement” in NSW real?
Mostly yes, with one honest caveat. The subsidy is real, it is a NSW government scheme, and on a typical Sydney office or shop it covers the large majority of the job. But for a business it is not literally $0, because the scheme rules require the customer to make a minimum contribution. Anyone advertising a genuinely free commercial upgrade is either talking about a residential activity or leaving something out.
Where the money actually comes from
The Energy Savings Scheme makes electricity retailers buy energy savings certificates every year. When an accredited provider replaces your old fluoro or halogen fittings with approved LEDs, the energy your site will now save is converted into certificates. You assign those certificates to the provider, and the provider takes their value straight off your quote. You never handle a certificate, apply for anything, or wait for a refund. It comes off the price up front.
What is still covered in 2026, and what is not
This is the part most pages have not updated. The ESS method that covered large commercial lighting, including high bays and strip lighting, closed to new work on 31 March 2026. If you have been quoted a subsidised high bay upgrade in NSW recently, check the date the work was accredited. What remains subsidised is the fitting types that suit most Sydney businesses anyway: LED panels replacing troffers, battens replacing fluoro tubes, and eligible downlights.
Two things worth knowing before you get a quote
If you lease your premises, fixed light fittings usually need the landlord’s sign off. It is worth a quick email before anyone comes out, because it is the single most common reason a lighting job stalls after quoting. And the installation has to be done by a licensed electrician using products on the scheme’s approved list, so a cheaper quote using unapproved fittings is not eligible, however good the price looks.
